As a frequent traveller to Thailand just like to ask if anyone has bought any property there as a house in Pattaya can be bought cheaply.Any advice would be welcome.

I not know why so many people want buy houses Pattaya,yes cheap compare to other place nearby sea buy also now have so many house estate that many now not sell.I think can buy townhouse about 1 million baht but many the new places they build now same ghetto alot crime and problems.The worse place seem be soi kaotalo,a german retire man murder there recent and a lady shot for handbag.I not know why so many foreign people come live there,beach not so good too.I think better idea can buy in north or north east Thailand,for 1 million can buy a stand alone house much better and bigger,then if want beach can go holiday to sea,also in the north or north east not crime there too much.I know foreign can buy house Thailand but not land,can rent land for period 30 year then rent again for 30 year.If have Thai wife she can buy her name.Now have to show tax return if want buy property in company name as alot people used do too.A nice place live too is Hua Hin have nice house there for sale.Hope some help.

But going for holidays to sea is not a variant for those foreigners who want to admire the Sun diving into Ocean every evening. And I share this point of view. Those who are not so fond of sea that get satisfied during their holidays can buy realty in some other countries or just visit seaside countries or regions for a short time of the holidays.

you are welcome very much.Hope you find a nice place that you like and can be happy.Not so much money that make crime in Pattaya but many foreigner now buy house there cheap,move there and get involve in gambling and other not good things,alot people move there not too much money and try make extra money but in the wrong thing.I like say too that most foreigner move Pattaya are good people.Most cheap house Pattaya a long way from sea so need travel to see sunset.Hope Peter get the place he like and happy there.Thanks

As I know the sea in Pattaya is dirty. Is it really not worth to go there for beaching?

Many countries allow people who are not native to that country to lease land there but not to buy it. I know that Mexico will lease land for 100 years to non natives. My aunt was born in Mexico and bought land there and when she passed away the land went back to the possesion of the govt. My cousin could not own the land but he could lease it, which he did.
As Anna 7007 stated if you marry a woman from a country, where she was born, you could buy land but it would have to be in her name. I know that any one can buy land in the USA because Japan owns a great number of cattle ranches and nearly every golf course in Hawaii is Japanesse owned.
I believe that this will change in the future in order to futher to goal of "Globalization". Why would a company invest millions of dollars in a country where they could not own the land and building they built there?

I hope that land was no too expensive, if she could not even pass it to her heir or heirs. Can't you inherit somebody's right for leasing land if he or she dies?

I believe my cousin has the right to lease to the property and has but, after he dies the land goes back to the Mexican govt. I'm sure his family would have the option to lease the land if they chose to do so and probably have will right to so.

Hm... Does the land go back to the govt even if your cousin has some heirs?

I'm not actually sure what happens to the land after my cousin dies. I believe the land could be leased by his heirs, my aunt built a nice townhouse on it but the land will be ultimately by Mexico. It would be possible for him to sell the townhouse and lease to a Mexican citizen and then he wouldn't have to worry about it.

was the land very expensive to lease,if own by goverment could they increase price each year after someone put house on land?Here in Thailand any Thai can buy land so if marry with foreigner can buy and make house and land owned too.i think that country should not make so foreigner cannot buy land because cannot take land back their country so land stay in Thailand,money that buy land stay in Thailand and many time foreigner who buy land have pension sent Thailand which bring more money into country.Yes sometimes sea not good in Pattaya or other part gulf of Thailand,if want good beach need go Phuket,Koh Samui or Krabi here very nice for beach and if go air asia can same money as taxi from Bangkok to Pattaya not too much money on this airline if book advanced very good too

It can be but it's worth. At least all my friends who visited both Phuket and Pattaya say that sea around Phuket is like in heaven, if compared with Pattaya or - God forfend - somewhere nearby Bangkok.
